Overview


Manage and lead the Facilities Maintenance Department, ensuring a safe, functional, and efficient working environment. The Facilities Maintenance Manager will oversee all building maintenance activities, minimizing facility downtime, and maintaining high standards of safety and quality. The role ensures compliance with the Operational Excellence Plan and OSHA requirements, driving continuous improvement and operational efficiency.

 

Responsibilities

Purpose of the Job:
To manage and lead the Facilities Maintenance Department, ensuring a safe, functional, and efficient working environment. The Facilities Maintenance Manager will oversee all building maintenance activities, minimizing facility downtime, and maintaining high standards of safety and quality. The role ensures compliance with the Operational Excellence Plan and OSHA requirements, driving continuous improvement and operational efficiency.

Key Responsibilities (Essential Job Functions):

  • Leadership and Supervision:
    • Lead and manage the facilities maintenance team, including hiring, training, and performance management.
    • Schedule and oversee maintenance staff, ensuring adequate coverage for all shifts.
    • Foster a culture of safety, continuous improvement, and teamwork.
  • Facilities Maintenance Operations:
    • Work with Supervisors to ensure required maintenance is completed and perform any other duties as assigned by the Supervisor/management.
    • Ensure that performance is in compliance with the Operational Excellence Plan for the Facilities Maintenance Department.
    • Develop, implement, and maintain preventive maintenance programs for all building systems and equipment, including HVAC, plumbing, electrical, and structural elements.
    • Troubleshoot and resolve equipment and building-related mechanical, electrical, and operational issues in a timely manner.
    • Investigate and recommend New Technology and New Equipment implementation to support organizational growth.
    • Manage facility assets for sale and/or upgrade.
    • Track and Drive improvement in machine/facility unplanned downtime
  • Training and Development:
    • Assist with the new hire and training of associates on all fundamentals of facilities operations.
    • Enforce positive teamwork among associates at all times.
    • Use cross-training as a key focus for all employees' skill development.
    • Highlight and ensure any and all training needed to develop the organization is being done and communicated with the Supervisor.
    • Coordinating with operations leadership, creating and executing factory systems to ensure support during all hours of operations
  • Project Management:
    • Manage facilities projects with understandable and executable action plans.
    • Drive the organizational culture into a can-do attitude.
    • Provide technical and administrative leadership to all within the location.
  • Administrative Duties:
    • Update employee job descriptions, highlight opportunities for improvements, and review annually at a minimum.
    • Prepare department budgets. Manage the department budgets to ensure accuracy of charges and budgeted guideline conformance.
    • Work closely with the Supervisors, Managers, and the Engineering team to accomplish key operational goals as outlined in the Goals and Objectives.

 

Qualifications

Experience & Education:

Required:

  • Medium to advanced knowledge of facility systems, including electrical, HVAC, plumbing, and structural elements.
  • Ability to follow and troubleshoot electrical schematics and familiarity with general blueprint reading.
  • Familiarity with operating and troubleshooting PC, CNC, and PLC-operated equipment.
  • Participation in required training programs such as "Hazardous Waste Management / Spill Control & Response Training / DOT / Contingency Plan & Security Awareness Training."
  • Bachelors degree in engineering, operations, or a related field, or relevant work experience preferred.
  • Intimate knowledge of manual, automatic and CNC sheet metal cutting, forming and welding required
  • 3-5 years experience with preparing facilities/maintenance strategic planning and tactical execution
  • 3-5 years of Lean site transformation experience
  • 3-5 years experience with transitioning operations from reactive to predictive maintenance
  • Experience with creating and executing site wide policy deployment preferred

Key Competencies:

  • Willingness and ability to work with a wide variety of building systems and equipment throughout the facility.
  • Ability to troubleshoot facility-related equipment with OEM suppliers over the phone and order repair parts as required.
  • Keeping current on preventative maintenance sheets, looking for ways to improve or add items as needed, and suggesting areas for improvements.
  • Performing required work in a safe and timely manner.
  • Proficiency in welding techniques and processes.

Special Physical Requirements:

  • Proficiency with hand and power tools, aerial lifts, measurement tools, welders, and forklifts.
  • Ability to stand, walk, lift, carry, push, pull, balance, stoop, kneel, reach, handle, finger, feel, talk, hear, and perform activities requiring far and near vision, depth perception, and visual accommodation.
  • Ability to lift 50 lbs.
  • Working in inside/outdoor conditions with weather, noise and hazards.

 

Competencies Needed to Function Fully Within the Position:

  • Willingness to assist and communicate with the Supervisor for assistance as needed.
  • Emphasis on cross-training to develop a knowledgeable and flexible workforce.
  • Aggressive pursuit of a growth and development plan.
    • Work closely with the Supervisors, Managers, and the Engineering team to accomplish key operational goals as outlined in the Goals and Objectives.

 

Work Environment and Physical Requirements

  • Employees are required to wear personal protective equipment (PPE) such as safety glasses, hearing protection, safety toe boots,
  • The shop floor may be noisy, dusty, and exposed to various temperature conditions.
  • Dependent on product demand, production schedule and deadlines, employees may be required to work overtime including extended shifts and weekends.

Salary Range:

$90,000 - $124,000

 

The pay range listed is for Illinois based roles.  It is not typical for a candidate to be hired at or near the top of the pay range.  Specific compensation offered to a candidate may be influenced by a variety of factors including skill sets, qualifications, experience, education, certifications, training, and location.
